The One: Canada’s Tallest Commercial Condo Building Faces Receivership
The Troubled Journey of The One
The One, a luxury development in Toronto touted as Canada’s tallest commercial condo building, has found itself in receivership due to unpaid debts to senior secured lenders. The Ontario Superior Court of Justice has appointed consulting firm Alvarez & Marsal Canada Inc. as the receiver and manager of The One, following an application made by KEB Hana Bank, a South Korean commercial bank.

The majority of this debt is owed to senior secured lenders, including IGIS Asset Management Co., Ltd. KEB Hana Bank argued in court documents that the appointment of a receiver will bring stability and oversight to the project, ultimately protecting the property and maximizing recoveries for all stakeholders.
The Cost of Delays and Mismanagement
In an affidavit, Joo Sung Yoon, the vice-president of IGIS’s Global Fund Management Team, highlighted the mounting challenges faced by The One. Yoon stated that despite increasing budgets and delays, senior secured lenders continued to provide hundreds of millions of dollars for construction. However, as of October 4, 2023, only 40 floors of concrete columns and walls have been poured, with completion now estimated for March 2025 and the price tag raised to $2 billion.
Furthermore, the borrowers of The One allegedly failed to repay a significant debt of $1.23 billion to KEB Hana Bank, further exacerbating the instability and uncertainty surrounding the project. The inability to manage The One effectively is seen as symptomatic of the ongoing legal dispute between co-owners Sam Mizrahi and Jenny Coco.
Preserving The One’s Future

KEB Hana Bank will provide up to $315 million to Alvarez & Marsal, allowing them to oversee the completion of The One.
